Maintenance Assessments

The Liberty Park Homeowners Association maintenance assessment for resident homeowners in the “original” Liberty Park subdivision connected to the Liberty Park Homeowners Association public water system is a flat fee of $100.00 per quarter.

Maintenance Assessments are mailed by the 1st month of each quarter – January, April, July, and October. Upon receipt, it is due and must be delivered or postmarked on or before the 14th of the second month of the quarter being assessed.

A 10% late fee of the unpaid balance will be assessed if payment is not delivered or postmarked on or before the 14th of the second month of the quarter being assessed.

Payment Options

  • Check: Mail or drop off payments are accepted:
    Drop off payments using the mail slot at the Community Building (4100 N Washington, Westmont). Please use an envelope labeled with “Payment” and your contact information.
    Mail payments to LPHOA, PO Box 22, Westmont, IL 60559.
  • Cash: Bring your payment to the monthly meeting on the first Thursday of the month at 7pm. A receipt will be provided.
  • Credit card: Contact the Treasurer at LphoaTreasurer@gmail.com to arrange payment using any major credit card. A processing fee on the unpaid balance will be added, which goes directly to the credit card company.
  • Autopay: Contact the Treasurer at LphoaTreasurer@gmail.com to arrange automatic payment using any major credit card. A processing fee on the unpaid balance will be added, which goes directly to the credit card company.

What does the assessment cover?

The assessment covers all expenses regarding the association and its properties, including but not limited to the Park, Community Building, pumphouses, etc., operation and service to bring EPA-approved non-metered water to your property.

This is a flat fee assessment; it is not a direct water bill.

This assessment is charged whether there is actual water usage or not.

Contractors’ assessments are the same.

There is no vacation allowance.

The property owner is the responsible agent regarding the payment of this assessment.
